Tenant Vetting: Our experienced staff will always think ‘Would I rent my own property out to these people?’. It isn’t just about finding tenants and moving them in quickly, it is also making sure that a new tenant is the right tenant for you and your property. They should be able to look after your property and pay rent on time. We will ask applicants a series of questions before booking them in for a viewing such as, employment status, children, how many people would be in the property, pets, smokers and much more. It is essential to us that we find you the right tenants the first time round.

References: We use a reliable national company called FCC Paragon. They will check all tenants past credit history, gain current employment and landlord references, making sure that everything possible has been looked at to make sure reliable tenants will be moving into your property.

Communication: At every stage of the rental process we will keep up updated. Whether that be about the marketing, viewing feedback, tenant referencing and how the move in day went.

Deposits: Bradley & Co will make sure that your deposit is kept safely within the Tenancy Deposit Scheme. By lodging the deposit within such a scheme means that you will be protected if the unfortunate did happen and money was needed for dilapidations when the tenant moves out.

We offer three levels of service to our landlords:

Tenant Introductory

  • Credit reference applicant through professional credit referencing agency
  • Draft the relevant assured shorthold tenancy agreement
  • Lodge deposit within the tenancy deposit scheme

Rent Collection

  • All of the above plus rent collection with monthly statement and paid into your designated bank account

Full Management

  • All of the above plus
  • Negotiating any issues/repairs directly with the tenant
  • Instructing contractors when required, only with the landlords consent, unless it is of the upmost importance and could be detrimental to the property and/or tenant
  • Carry out inspections on the property at least every six months

Is Your Property Rental Ready?

Before we start to market your property to the rental market, there are a few things you can do to turn the heads of any potential tenants. Below is a small checklist to make sure you and your tenants have a smooth moving in experience:

  • Is your property clean?
  • Does any redecoration need to be done?
  • Are all appliances in good working order?
  • Are all windows, door and locks safe and working?
  • Are the front and rear gardens maintained ready for the tenant to take over?
  • Do all taps, showers and toilets work?

  • Make sure you property is compliant to all current regulations
  • Validate potential tenants
  • Carry out viewings saving you trouble if requested
  • Undertake all references via a reputable credit agency *
  • Prepare and draft tenancies all ARLA regulated as we are a full member
  • Register the deposit if the landlord has no scheme in place *
  • * Since the tenant fee act 1st June 2019 – we can no longer charge Tenants referencing, or inventory costs, please ask for updated prices as these will become an additional landlords cost.

Rent Collection 12% + vat:

All the above plus:

  • The collection of the monthly rent and monitoring payments
  • Produce monthly invoices

Full Management 15% + vat

All of the above plus:

  • Negotiating any issues/repairs directly with the tenant
  • Instructing contractors when required, only with the landlords consent, unless it is of the upmost importance and could be detrimental to the property and/or tenant
  • Carry out inspections on the property at least every six months
